Our Process with Timelines
01.
Initial Consultation & Planning
1 - 2 Weeks
- Initial Meeting: Discuss the client’s requirements, budget, and ideas.
- Site Survey: Conduct a thorough inspection of the property to understand its structure and limitations.
- Design and Planning: Collaborate with the client on design options, layout, and materials. Create sketches or 3D models if necessary. We have architects on our panels who are independent business in their own right but we take out the hassle of translating to us what your architect is saying and what your builder is understanding.
Provide initial cost estimates based on the design and materials. Take into accounts any amendments and finalise the design.
02.
Obtaining Permissions & Permits
4 - 8 Weeks
- Planning Permission (if required): In the UK, planning permission might be needed for major renovations, especially for extensions or structural changes. Applications can take 8+ weeks to process.
- Building Regulations Approval: Obtain approval for compliance with building regulations, particularly for structural work, electrical installations, and plumbing. This can run concurrently with planning permission.
- Party Wall Agreements (if applicable): For semi-detached or terraced properties, agreements may be required with neighbors, which could take additional time.
03.
Preparation & Demolition
1 - 2 Weeks
- Site Setup: Set up safety measures, protective coverings, and any temporary facilities.
- Demolition & Removal: Start by removing old fittings, non-load-bearing walls, or fixtures. Ensure proper disposal of waste.
- Structural Inspections: Assess the exposed structure for any additional work needed.
04.
Structural Work
3 - 8 Weeks
- Foundations & Groundwork: If the renovation includes an extension, start with groundwork, digging foundations, and concrete pouring.
- Structural Changes: For renovations involving changes to the property’s structure, such as adding walls, loft conversions, or removing load-bearing walls, this phase will involve adding beams or supports.
- Roofing & External Work: If required, install or repair roofs, windows, and external walls. This may also include cladding or external insulation work.
05.
First Fix
2 - 4 Weeks
- Electrical Wiring: Install basic electrical wiring, sockets, and lighting conduits.
- Plumbing: Lay plumbing pipes for water supply, drainage, and heating.
- Heating & Ventilation: Install ducting and pipework for central heating, radiators, underfloor heating, and ventilation systems.
- Framing: Build any necessary internal structures, such as stud walls, doorways, and partitioning.
06.
Inspections & Approvals
1 - 2 Weeks
- Building Regulations Inspection: Arrange for a building inspector to review the work completed so far, especially for structural, plumbing, and electrical compliance. Any adjustments needed will be made at this point.
07.
Second Fix
2 - 4 Weeks
- Plumbing & Electrical Finish: Install fixtures such as sinks, taps, toilets, radiators, and lighting. Connect electrical appliances and finish electrical installations.
- Joinery: Fit doors, skirting boards, architraves, staircases, and other woodwork.
- Windows & Doors: Install or upgrade windows and doors, if required.
08.
Plastering & Painting
2 - 3 Weeks
- Plastering: Cover all internal walls and ceilings with plaster to prepare for decoration.
- Painting & Decorating: Once the plaster is dry, start painting and decorating. Wall coverings, tiles, or other finishing materials are also applied.
09.
Flooring & Tiling
1 - 2 Weeks
- Flooring: Install new flooring (e.g., hardwood, laminate, carpet, tiles) in all rooms.
- Tiling: Tile walls and floors in bathrooms, kitchens, and utility areas.
10.
Final Touches & Snagging
1 - 2 Weeks
- Final Fittings: Install kitchen units, bathroom fittings, light switches, and other fixtures.
- Final Inspection: Conduct a final inspection to ensure all work meets the agreed-upon standards.
- Snagging: Address any minor issues or imperfections identified during the final inspection, such as touch-up painting or misaligned fixtures.
11.
Handover & Sign-Off
Within a Week
- Client Walkthrough: Walk through the renovated space with the client to confirm their satisfaction.
- Documentation: Provide certificates for electrical and plumbing work, as well as any guarantees or warranties.
- Final Payment: The client makes the final payment upon successful completion and satisfaction with the project.
